Black Mountain 

The Black Mountain area, is located on the east side of Kelowna along Highway 33 and  is a short drive to Big White. Black Mountain neighbourhood has a number of modern suburbs throughout the area. Named for its volcanic soil, Black Mountain is a popular area, and has family-oriented neighbourhoods beautiful views of the valley and lake. Conveniently short drive to city amenities and easy to reach via Highway 33.

Downtown Kelowna

Downtown Kelowna is the heart of the city and a crossroads of the city's past and future. Kelowna's downtown core offers a cultural centre, casino, local library and the business innovation centre among many other attractions including: heritage homes, various theatres, artisan stores, restaurants, coffee shops, bookstores, beautiful parks and beaches, excellent restaurants, museums and galleries, theatres, hotels, municipal services, and all sorts of businesses.

Only minutes away from the downtown core is North Kelowna. A neighbourhood close to nature that offers a number of amenities, employment opportunities and nightlife. With an excellent walk score and convenient public transit, this neighbourhood is ideal for those who wish to live in the centre of it all without having to rely on a vehicle.


Glenmore

Glenmore Area. Glenmore Road connects Kelowna and Lake Country via Glenmore Road North, making wine country just a quick drive away. The Glenmore has a number of shopping complexes, providing residents with their choice of restaurants, stores, and coffee shops. Residents get most of their errands completed within their own neighbourhood. From great schools for your children including North Glenmore Elementary, Glenmore is known for it's safe and comfortable living. Backing on Kelowna's famous Knox Mountain, residents are in close proximity to a variety of parks and the best hiking trails, all surrounded by a picturesque natural environment.

This area is very desirable for students, families and investors as Glenmore Road connects residents with a quick route to the University of British Columbia Okanagan campus and the Kelowna International Airport. 

Lower Mission

The Lower Mission is located, south of KLO Road. The lower Mission is conveniently close to beutifull Okanagan lake, downtown Kelowna, Kelowna General Hospital and numerous restaurant and cafes. The Lower Mission also offers a number of elementary schools as well as Okanagan Mission Secondary School, Kelowna Secondary School, K.L.O. Middle School and Okanagan College.

The Lower Mission is rich with amenities including many schools, beautiful beaches with many lake access points, the H20 aquatic and fitness centre, and the CNC recreation centre which makes this area highly sought-after. The Lower Mission neighbourhood also offers residents sports fields and many family parks to choose from, fun for the family, active individuals, or any tourist looking to become a local in Kelowna. 

Upper Mission

The Upper Mission is located on the far south end of the city, and is currently one of Kelowna’s most popular residential areas. Upper Mission has newer larger homes with views overlooking Okanagan Lake, the Bennet bridge and Kelowna downtown. Home to one of Kelowna's newer communities, Kettle Valley, this is a great place to raise a family or settle into peaceful retirement living. 

In the Upper Mission has many wineries including Summerhill Winery, Cedar Creek Winery, and St. Hubertus & Oak Bay Estate Winery. The Upper Mission also provides many access points to the lake, various parks and hiking trails. There is one Elementry school in the Upper mission area, Chute Lake Elementary, however being only 15 minutes to the city centre other schools in Kelowna are a short drive away.

South East Kelowna

The South East Kelowna is located south of Mission Creek, on the outskirts of Kelowna. The South East Kelowna is surrounded by nature, residents enjoy orchards, farms, parks, hiking trails, wineries, biking and walking paths and golf courses, making it easy to escape into nature. So much to explore including the Harvest Golf Club, Myra Canyon, Mission Creek and more.

South East Kelowna is a popular area, with heritage style homes, single-family homes, and many acreages. The suburb is only a few minutes out of the city, but is described as quiet country living. It is great for those that need an escape from the city hustle and bustle at the end of the day or weekends. 

West Kelowna

West Kelowna offers some of the best views in the valley. Just across the bridge over Okanagan Lake, residents are a short drive to Kelowna's downtown. West Kelowna offers magnificent views of wineries vieyards, Okanagan lake and luxurious builds it is hard not to consider West Kelowna when buying.

West Kelowna is a growing community with newer developments and charming older communities. From stunning and luxurious scenic homes with large amounts of indoor and outdoor square footage to older ranchers on farmland & acreages. Some of the most notable West Kelowna Neighbourhoods are Mount Boucherie, West Kelowna Estates, Shannon Lake, Glenrosa and Lakeview Heights.

Rutland

The Rutland North is located north of Highway 33 and east of Highway 97. Rutland North has many options for shopping, restaurants, businesses, and entertainment. The Rutland South is located to the south of Highway 33, and the north of Mission Creek. Rutland South connects Highway 33 to Hollywood Road South and Rutland Road South, this neighbourhood is very easily accessible. 

Schools in Rutland South and Rutland North include elementry school: Belgo Elementary, South Rutland Elementary, Springvalley Elementary; middles schools: Springvalley Middle School, Rutland Middle School; Highschool: Rutland Secondary School.

Rutland South and Rutland North are both highly accessible via city transportation. Rutland have quick access to the local YMCA, Rutland Twin Arena, Rutland Sports Field, and many other recreational activities. There is plenty that can be enjoyed year-round.
